Our Process
Consultation
When building a new home, the most common question is “how do we get started?” We cover this question and many others during our initial client consultation. Denlinger and Sons takes pride in providing superior customer service, and that begins with the first meeting. Apart from other builders, Bart is fully involved with the construction of your home from beginning to end. Every customers needs and concerns are addressed during their first meeting. From there, we will guide you every step of the way throughout the construction process.
Design
The design process is where the fun begins! Even if you haven't selected a house plan, we have many plans to choose from in-house, or Bart can custom design your home using a state-of-the-art virtual 3-D program. His talents are not limited with overseeing the construction of your home, but also designing it. Bart uses his 20+ years of experience and building skills to maximize space and get the most out of your home!
Documentation
After committing to a specific plan, a personalized spec booklet is prepared for you. This informational document is very specific to the material that will be used in the construction of your home. Your comprehensive home guide will also include pictures of plumbing products, cabinet layouts, and an addendum page for any changes made prior to the build. After signing the specs, we prepare a contract to build your home. From there, your dream home is transferred from a sketch, to a beautiful work of art.
Selection

Shortly after we begin construction of your home, we will schedule a meeting at our office to decide the selections for your home. Teri will guide you with choosing your color palette. The initial meeting will cover the exterior colors for shingles, siding, brick, stone, etc. Subsequent meetings will cover the interior selections, such as: wall color, flooring, cabinets, hardware, light fixtures, appliances, etc. Once selections are made, they are documented into Buildertrend – our web based communication portal in which you will have access to 24/7, even after your home is completed!
Construction
A typical home can take from 4 to 7 months to complete after signing the contract. After permits are pulled, the site is prepared for construction to begin.
Closing
The wait is finally over! Closing day is a time of celebration for our homeowners. Depending on the individual lender used for the construction loan, we typically conduct our closing at the newly completed home. This “closing” consists of the exchange of any money due to the seller or to the builder. We also conduct another walk through with our homeowners to make sure they are completely satisfied with the new home. We instruct the new owners of operational items such as water and gas shut offs, fireplace startup, sump pump information and other basic home information. We create a warranty manual custom designed for each home. This manual consists of all the individual items that were used in the home, product warranty information, and details on how to file a service request with Denlinger & Sons. It give the homeowner an extra piece of mind that we stand before what we build!
